Your Agent Should Know More Than the Asking Price

A buyer will often ask questions during a viewing that have nothing to do with the colour of the walls.
How long is the lease?
What was last year's service charge?
Are major works planned?
When was the boiler serviced?
Was the extension properly approved?
What guarantees are available?
An agent who knows the answers immediately creates a very different impression from one who keeps saying, “I'll have to ask the owner.”
That is why I believe sellers should spend time educating their agent about the property.
Send them the relevant information before the viewings begin.
If there are unusual features or high-quality fittings, explain those as well.
The agent may be showing several properties that day.
You cannot assume they will somehow know every detail about yours unless you have given them the information.
A knowledgeable agent inspires confidence.
The buyer feels they are dealing with somebody who understands what they are selling, not just reciting numerical values such as the asking price.
It also makes the viewing smoother because questions can be dealt with immediately rather than becoming another email or telephone call several days later.
Half an hour spent preparing your agent properly can be an excellent investment.
