The First Two Weeks Matter More Than You Think

First Two Weeks

When a property first comes onto the market, it has something you cannot recreate later: freshness.

Buyers who are actively looking within your price range will notice a new listing quickly.

That means the first two or three weeks can be particularly important.

This is when I would expect the highest number of viewings to take place.

If your property is correctly priced and presented well, buyers who have been waiting for something like it should want to come and see it.

That is why I like sellers to have some expectations around the early marketing period.

You might decide, for example, that you would like around ten viewings within the first few weeks.

If you achieve that and receive offers, the strategy is clearly creating interest.

If hardly anybody books a viewing, that tells you something too.

The asking price may need reviewing.

What I would not do is simply put the property onto the market and then wait for several months before asking whether the strategy is working.

Use those first weeks to gather information.

Stay in close contact with your agent, listen to the feedback and look at the level of interest.

The early response from buyers can tell you a great deal.
