Never Ignore How Your Home Smells

Smells

We spend so much time thinking about what buyers will see that it is easy to forget another important sense.

Smell.

When you live somewhere every day, you become accustomed to the way your home smells.

A buyer walking through the door notices it immediately.

That is why I would always freshen the property before a viewing.

Open the windows for a while and allow some fresh air through the rooms.

Pay particular attention to bathrooms and toilets and make sure they are completely clean and fresh.

If an air freshener is needed, that can help too.

You are trying to create an environment in which the buyer feels comfortable.

An unpleasant smell can distract somebody from everything else you have done to prepare the property.

It does not matter how good the photography was or how beautifully the room is furnished if the buyer walks in and immediately notices something they do not like.

This is also why carpet cleaning can be useful before a property goes onto the market, particularly where there are old stains or lingering odours.

Preparing for a viewing is about the complete experience.

What buyers see matters.

What they smell matters as well.
