Look at Your Competition Before You Go on the Market

Before launching your home, spend some time looking at the other properties buyers will be considering.
Those properties are your competition.
Look at their photographs.
Look at their asking prices.
Look at the way the homes are presented.
Then ask yourself a very simple question:
If I were the buyer, which property would I want to view first?
That can be quite revealing.
Your home may need better photography.
Perhaps another property looks brighter and less cluttered.
Maybe your asking price is considerably higher even though the competing home appears just as attractive.
This is not about copying another seller.
It is about understanding the choice your buyer is being given.
A buyer rarely looks at your property in isolation.
They may have ten listings saved and spend an afternoon viewing three or four of them.
Your property therefore has to compete for their attention before the viewing and then compete again once they arrive.
You want to be one of the strongest properties in your price range.
Looking at the competition before you launch can help you understand what is required to achieve that.
