If the Property Is Not Selling, Stay Calm - But Do Something

Do Something

Selling a property sometimes takes longer than you expect.

That can be frustrating, especially when you know the home well and can see all the reasons somebody should want to buy it.

The buyer does not have that emotional connection.

Sometimes the market is simply slower and there are fewer people looking.

Patience therefore matters.

But patience does not mean ignoring what is happening.

Keep speaking to your agent.

Ask what feedback they are receiving, whether the pricing is still right and whether the marketing can be improved.

Look at what competing properties are doing.

If several months have passed with very little interest, I would regard that as a sign that something needs to change.

That may mean reviewing the asking price.

It may mean changing the marketing.

In some situations, you may even decide that you are not receiving the service you expected and consider changing agent.

The key is to distinguish between a property that simply needs a little more time and one where the strategy is not working.

Do not panic after a quiet week.

But equally, do not spend month after month doing exactly the same thing and expecting the result to change.
