Sell the Location as Well as the Property

Buyers are not only buying your home. They are buying its location.


That might mean being close to a good school, within easy walking distance of a station, near useful shops or close to restaurants and local attractions.


In London, even the walking distance to a particular Tube station can make a difference to a buyer. People will be thinking about how long it takes them to get to work, where their children will go to school and how easily they can get to the places they regularly visit.


Make sure your agent understands all of this.


I would prepare a list of useful distances and local features before the property goes onto the market. Think about the things you have appreciated while living there.


There may even be a particular route to the property that shows the neighbourhood at its best.


When I have been viewing properties with buyers, I have sometimes deliberately walked past useful shops, transport links or local landmarks on the way. After the viewing I have also walked buyers back towards a station or shopping area so they can see for themselves how conveniently located the property is.


As the owner, you know the area particularly well.

Share that knowledge with your agent. Your property's location may be one of its strongest selling points, but buyers need to know about it.
