Respond to Offers While the Buyer Is Still Excited

When somebody makes an offer on your home, respond as promptly as you reasonably can.
A buyer who has viewed your home, thought about it and made an offer is engaged with the property at that moment. If you leave them waiting for days without an answer, that enthusiasm can start to disappear.
They have more time to question their decision. Somebody may make a negative comment about the property. Another agent may send them another listing. Suddenly their attention has moved elsewhere.
I was involved in a sale where a couple made a strong offer after viewing the house twice. They were cash buyers and able to proceed immediately.
The sellers wanted time to think...
Days passed without a decision...
Eventually the buyers started questioning whether the owners were really serious about selling. By the time the sellers responded and indicated that they wanted more money, the buyers had decided to look elsewhere.
If you genuinely need time to consider an offer, that is fine. There may be another person involved in the decision or a perfectly good reason you cannot respond immediately.
Just communicate that to the buyer through your agent and keep the momentum going...
A buyer who feels ignored can very quickly become a buyer for somebody else's property!
