If you have some money available to improve your home before selling, I would pay particular attention to the kitchen and bathroom.

Buyers tend to spend a lot of time looking at these rooms and examining the quality of the finishes.

That does not mean you need to spend a fortune replacing everything.

There are plenty of relatively simple improvements that can make a difference. Re-grouting tiles, replacing old mastic around the bath or basin, fitting new cupboard handles, changing tired taps and making sure everything is spotlessly clean can all freshen up the room.

Lighting matters too.

A bathroom can also benefit from a well-placed mirror, which can reflect light and help the room feel larger.

In the kitchen, an island can be an appealing feature. If there is enough space, even a freestanding island on wheels can provide additional worktop and storage space without requiring a completely new kitchen.

Most importantly, repair anything that is obviously broken.

You want buyers concentrating on what they like rather than mentally creating a list of jobs they will have to do after moving in.

Time and money spent improving these two rooms can have a considerable influence on the overall impression your home creates.
